18 Months from design to occupancy
64 Marine-rated exterior devices
9 Audio zones across house and grounds

We joined during design development, before framing, which is the only reason the pathway plan worked. The property spans a main house, guest house, pool pavilion, and gatehouse, and every run between them was coordinated with the site work rather than trenched in afterward.

Salt exposure drove the specification throughout. Exterior cameras, gate hardware, landscape speakers, and enclosures were all selected for marine environments and mounted so they can actually be serviced without a lift.

Because the family occupies the property seasonally, remote awareness was treated as a primary system rather than an add-on: water, temperature, power, and entry monitoring with escalation to a local responder.

Planning a space?

The earlier we join, the more we can do. Bring us in during design and the infrastructure disappears into the architecture.
